Probationary Estate Agent (PEA)

Requirements:

Technician

Responsibilities:

  • Performs/supervises the repairs & maintenance of all mechanical breakdowns of the mechanical system. Multitasking with hands-on will be an advantage.
  • Responsible for the efficient operations and functions of all mechanical installations and equipment such as Fire Protection system, Air-conditioning system, Water supply system, and building maintenance services.
  • Ensure safety and security of all mechanical and electrical rooms, including standby generator sets, LV switch rooms, WCPU, Water supply pump rooms, switch room.
  • To provide 24 hours call attendance for emergency breakdown and to respond to the emergency breakdown.
  • Communicate with facilities management about any work that requires outside expert assistance.
  • Coordinate supplier who carried our job related to building maintenance.
  • Respond immediately to customer complaints on building maintenance issues.
  • Building, services and infrastructure inspection.
  • Statutory compliance.
  • Periodic routine inspections and tasks for the proper operations of the property.
  • Keep proper records of M&E readings and to monitor the performance of M&E systems and equipment.
  • Manage service contractors and sub-contractors on site work and to report irregularities to site manager.
  • Carry out tasks assigned with regard to the physical maintenance of the building, such as painting work, minor repairs and servicing to electrical and plumbing defects, etc.

Requirements:

  • Must possess at least a Certificate / Diploma in Electrical or Mechanical.
  • At least 3 year(s) of working experience in the related field is required for this position.
  • Possess good knowledge in M & E system that applies to high rise residential, commercial and or Candidate mixed-development.
  • Possess good interpersonal skills and the ability to maintain an effective working relationship.
  • Fair oral and written communication skills in English and Bahasa Malaysia.
  • Computer literate.

Accounts Executive – Property Management

Responsibilities:

  • To handle full set of accounts.
  • To prepare monthly financial reports.
  • To prepare cheques for payment, refund deposit and manage the petty cash.
  • To prepare invoices, collect rent, service fee and arrears.
  • To control and carry out arrears management.
  • To liaise with auditors and coordinate the auditing of accounts for each financial year.
  • You will also be required to carry out any other duties which may be assigned to you from time to time by the Directors of the firm.

Building Manager

Responsibilities:

  • Ensure the smooth operations of the management office.
  • Manage and coordinate all operational matters related to building management and maintenances.
  • Build rapport and attend to residents’ complaints and take appropriate actions on complaints.
  • Liaise with relevant authorities, contractors, consultants and suppliers on facilities/ property management matters.
  • Enforce house rules for the proper maintenance and management of the building.
  • Liaise with contractors and prepare documents and obtain quotations for repairs and maintenance works.
  • To execute any other job responsibilities as and when required by the management.
  • Optimising the operational cost of all M&E systems.
  • Monitor and implement proper management systems, e.g. resident records, petty cash control, credit control, vetting of payment vouchers, summary of collections & issuance of official receipts, banking of collections, management of delinquent accounts, etc.

Requirements:

  • Possess at least a Diploma, Advanced/Higher/Graduate Diploma, Bachelor’s Degree, Professional Degree, in Engineering (Electrical/Electronic) Property Development/Real Estate Management or equivalent.
  • Must be a Team Player.
  • 5 ½ days week, must be willing to come back as and when required.
  • Must have requisite skills and experience, preferably for mixed development.
  • At least 5-10 years of working experience in the related field is required for this position.
  • Preferably Senior Executive specialising in Property/Real Estate or equivalent with experience in managing high rise building.

Office Admin

Requirements:

• Full time only

• Good knowledge of computer
• Good command of English
• Good English writing skills
• Possess Own Transport
